Vacation rental turnovers in Gulf Shores

Guests leave at ten and arrive at four. We handle the hours between.

Sandbar is a family crew that cleans, restocks and photographs beach houses and condos between guests, so a report with photos reaches your phone before the next guest reaches the door.

  • A photo report after every turnover
  • Linens washed, folded and put back
  • Certificate of insurance on request

A Saturday turnover

Turnover day, hour by hour

Sample times for a ten o'clock checkout and a four o'clock check-in. Yours are set when we walk the house.

  1. 01
    10:00 a.m.

    Step 1: Guest checks out

We watch your booking calendar. When the stay ends, the crew lead texts you that we are on the way and who is coming.

  2. 02
    10:30 a.m.

Step 2: We photograph the house as it was left

Every room, before we touch anything. If the guest left damage or a big mess, this is the record, and you see it before we start fixing it.

  3. 03
    10:45 a.m.

Step 3: Beds stripped, laundry started

Sheets and towels go into the machines at the house, or into counted bags for our laundry, whichever you set up.

  4. 04
    11:15 a.m.

    Step 4: Top-to-bottom clean

Bathrooms, kitchen and floors first, then the sand: porch, outdoor shower and the beach-gear closet.

  5. 05
    1:30 p.m.

Step 5: Beds made, shelves restocked

Fresh linens on, towels staged, paper goods and soap back to your par list. We write down what is running low.

  6. 06
    2:45 p.m.

Step 6: Finished photos and your report

A photo of every room made up, with notes on anything we noticed: a loose dishwasher gasket, a dead bulb, a missing remote.

  7. 07
    3:00 p.m.

Step 7: Door set for the next guest

We lock up and set the code or lockbox the way you told us. Check-in is at four. The house has been ready since three.

The report

You see the house before your guest does

After each turnover a short report with photos lands on your phone. It lists what we did, what we noticed and anything that needs you.

In every report

  • A photo of every room, finished

  • Notes on damage, missing items and low supplies

  • When we arrived and when we left

  • Sent to you, and to your property manager if you want

When a guest leaves a mess

We photograph first, then tell you, then clean

Some stays end with more than a turnover covers. Here is what we do, so you never learn about it from a review.

  • In the turnover

    A normal mess

Sand in the beds, a full fridge, wet towels. This is what a turnover is for. We clean it and you hear nothing.

  • We call you

    More than a turnover covers

Heavy grease, red wine on a cushion, a party's worth of trash. We photograph it, text you what it needs and finish what we can before check-in.

  • We stop and tell you

    Damage or something missing

A cracked lamp, a burn, a missing towel set. We photograph it and text you within the hour. The photos are your record for the booking platform.

  • We do not go in

A hazard, or a guest still there

Mold, biohazards, needles, pests, or a guest who has not left. We step out and call you.

The crew

Who is at your door

Harriet and her son Montez run Sandbar. Twelve people work the turnover schedule, and one of these four leads each house.

  • Harriet Applewhite

    Owner

Walks every new house with the owner, on a call or on site, and writes the checklist.

  • Montez Applewhite

    Scheduling and operations

Keeps the crew calendar in step with your bookings and texts you when we are on the way.

  • Cinthia Guerra

    Linens and laundry lead

Counts every set in and out, and tells you when one is worn.

  • Sawyer Dawson

    Crew lead and photo reports

Takes the photos and writes the report that reaches your phone.

Sample owner notes

What owners tell their neighbors

“I live in Atlanta. The report was on my phone before my next guest messaged, and the note about a loose dishwasher gasket meant I could send someone Monday.”

Brett A.Two-bedroom condo, Bon Secour

“They told me about a cracked lamp that afternoon, with a photo. I filed with the booking site that night and the pictures were the proof.”

Bianca R.Four-bedroom house, West Beach

“Sand is the whole job down here. The porch and the outdoor shower were clean every turnover, and the report said so with pictures.”

Fausto M.Cottage, Fort Morgan

Sample reviews.

The coast we cover

Gulf Shores, Fort Morgan and the peninsula

We keep to one stretch of coast so a Saturday crew can reach every house between checkout and check-in.

On the beach

  • Gulf Shores
  • Bon Secour
  • Fort Morgan

A short drive inland

  • Magnolia Springs
  • Elberta
  • Lillian

We do not take houses in Florida, in Mobile or on Dauphin Island. A crew has to reach every turnover inside its window, and a longer drive would cost one.

A few quick answers

Do I need to be there?

No. Most owners are hours away. You tell us how we get in, a code, a lockbox or your manager, and the policies page covers keys, codes and alarms.

How is a turnover priced?

By the size of the house, how tight your turnarounds are and whether the linens are ours to wash. You get a written quote before the first turnover. The how pricing works page explains each piece.

What if the guest leaves a mess?

We photograph it first, text you what we found and finish what a turnover covers. The guest-mess page lists each case and who decides what.

Are you insured?

Yes, with general liability insurance. We send a certificate of insurance on request, with the limits on it.

What if a storm closes the beaches?

If officials order an evacuation, we do not go. We text you which turnovers move and set a new time when the roads reopen.
