Questions from rental owners

How do you decide the price?

By the size of the house, how tight your turnarounds are and whether we wash your linens. You get it in writing after we walk the house, before the first turnover. The how pricing works page has a worked example.

What happens at the first turnover?

We walk the house with you or your notes, set your counts and par list, and take a full set of photos. The first turnover usually runs longer than the ones after it.

Do I need to be there, and how do you get in?

No. You give us a code, a lockbox or a contact. The policies page says how we keep access details and when we delete them.

Who comes to the house?

A crew of two or three, led by the same person each time. Harriet and Montez Applewhite run the crew calendar and text you when we are on the way.

Are you insured?

Yes, with general liability insurance. A certificate of insurance, with limits, is sent on request.

What if you miss something, or something is broken?

Send a photo within 48 hours of the report and we redo what was on your checklist. If we find damage, we photograph it and text you within the hour. The policies page has the terms.

What do you clean with?

Our own cloths, vacuum and cleaning products. We use fragrance-free products on request. When you ask for it in your quote, we clean and then disinfect high-touch surfaces with an EPA-registered product.

Do you work with calendars?

Yes. Give us your booking calendar link, from Airbnb, Vrbo or your manager, and we plan from the checkouts.

Can you take a turnover on short notice?

Sometimes. Call us. We say yes only when a crew can finish before check-in, and we tell you if it cannot.

What if a storm closes the beaches?

If officials order an evacuation, we do not go. We text you which turnovers move and set a new time when the roads reopen.

Not here? Ask us.

We answer within one business day.
