Pricing
How we price a turnover
No figure here, because a two-bedroom condo and a seven-bedroom house are not the same job.
What decides the price
The house and how fast it has to turn. These move the number:
Bedrooms and bathrooms
How many sleep
Your turnaround window and back-to-back stays
Whose linens we wash, and where
Porch, deck, hot tub and grill
What the quote includes, and what it does not
It lists each piece you take: the turnover, linens, restocking labor and the photo report. It leaves out supplies bought for you, replacement linens, repairs, and extra time after a heavy mess.
What happens at the walk-through
A call or a video of the house with Harriet, or a visit if you are local. We write down your counts, your par list, how we get in and the odd things about the house.
How and when you pay
We invoice after each turnover, itemized, on the card or bank account you keep on file. Nothing is due before the first turnover is done.
If the turnover changes
If a guest leaves more than a turnover covers, we text you before we spend extra time, and the extra is written down in minutes. The guest-mess page has the order we follow.
When you get the number
In writing, after the walk-through and before the first turnover. We do not quote from a listing alone.
An example
A walk-through, not a figure
This is how a quote for one house gets built. The questions are the same for yours.
- 011
Step 1: 3 bedrooms, 2 baths, sleeps 8
We ask how often it turns over and how long the window is.
- 022
Step 2: Linens are yours, kept at the house
We ask if the house has a washer and dryer, and how many sets live in the closet.
- 033
Step 3: Back-to-back on Saturdays
We ask when checkout and check-in are, and whether a Friday guest can overlap.
- 044
Step 4: A porch, an outdoor shower and a grill
We ask which of them you want done every turn.
- 055
Step 5: Then we write one quote
Each piece on its own line, with the extras beside it, so you can take out what you do not need.
Questions about the quote
Can you tell me a price over the phone?
We can tell you what moves it. The number comes after we walk the house, because the same bedrooms can be a short job or a long one.
Is there a visit fee?
No fee is charged for the walk-through. Your quote says what is included.
Do you charge by the hour or by the turnover?
The quote says which. Most houses are a set amount per turnover, with extra time after a heavy mess written down in minutes.
